Reservoir Hill, tucked neatly between Druid Hill Park and Bolton Hill, is one of Baltimore’s most storied neighborhoods. Once one of the city’s most prestigious places to live, it played host to its fair share of the rich and famous (Gertrude Stein; the founders of the Hecht’s department store); it’s also suffered through some rough times. No surprise, then, that the neighborhood has some of the loveliest old houses in Baltimore — big, elegant Victorians for the most part — as well as some truly run-down areas. It’s got crime, but it’s also got engaged neighborhood groups working to make things better. Here are some of our favorite homes for sale in the area, all with recently-reduced prices:
The previous owners of this five-bedroom, 2.5 bath townhouse bought it as a shell in 2003 and gave the place a thorough makeover, while maintaining its Victorian feel. Which means that not only is it striking on the outside, but its insides have been given the luxury treatment — see, for example, the cherry cabinets and marble countertops in the huge kitchen. In fact, the whole place is pretty roomy: 3250 square feet, plus a fenced-in yard and garage. Priced at $309,900 (down from $325,000), which works out to $69/square foot — below average for the area. Plus, you’ll get additional breaks on your annual property tax, thanks to the historic tax credit.
Like many houses in Reservoir Hill, this one is big — five bedrooms plus three full and two half bathrooms. We like it for its three (!) decks overlooking the backyard, its jetted bathtubs, and its hardwood floors and exposed brick. Also worthy of mention: central A/C, off-street parking, and an updated kitchen. It’s not as grand as some of the neighborhood’s other homes, but it’s also not as expensive, especially considering how much the price has dropped. Listed at $184,000 (down from $270,000!).
We should first note that this home is listed as a short sale, so if you’re interested, make sure you get your facts about the sale process straight before you make an offer. The 3,400 square foot house has had plenty of recent updates — gas heat in 2006, new plumbing in 2003 — but it can also boast the old Reservoir Hill standbys (huge rooms, high ceilings, a plant-filled backyard). Listed at $199,900 (down from $225,000).
